Nocatee is designed to be a new coastal town with its own schools, churches, a library, fire station, even a county annex.

The Town of Nocatee exemplifies "smart growth" concepts by integrating, recreational, office, educational, and retail land uses into a "new town". Nocatee's land areas are segregated into "villages", and with each residential village containing a school site and a park.  Most retail and office development will take place within Town Center and South Village.
